We did not find this when we walked for the first time and before paying the EMD.Attached are the links of the termite pictures.It's behind the wall paper in the kitchen, all long the base board trim throughout the house, & on the built in cabinets in the back room.With this much damage we don't know what we'll find once we start demoing things.

Pretty much the only thing we haven't done is tear down and rebuild or build from scratch.The minimum we tend to do is a complete interior cosmetic renovation, which includes all new paint, flooring, cabinets/vanities, countertops, appliances, lighting fixtures, plumbing fixtures, registers/switches/outlets, etc.

I really like the chair rails and kitchen color contrasts ( lighter cabinets , medium color counter tops , darker wood floors)Any plans for the basement ?

So that was interesting...The kitchen cabinets were just painted white.

Lots of fine finishes, huge windows throughout, custom cabinets everywhere, and chandeliers with a great floor plan.

For example if majority is vinyl siding, ceramic tile, standard cabinets and laminate counter tops, VS wood siding or brick, marble or slate, custom cabinets, and granite counter tops.

Add in another $15,000 for all new interior finishes (lighting fixtures, plumbing fixtures, cabinets, countertops, etc).You now have a completely gutted, remediated and renovated interior for $40,000.

I think the file cabinet would work.

Appliances and kitchen cabinets were twice as old as me.
