So guys, I just did my first ever cold call and I have to say that I think it went well!

That is a huge deterrent especially in an area that might get  a lot of cold weather and snow.There is a much smaller pool of buyers for houses with steep grades.

I have already bought a LLC, started sending out yellow letters, putting out bandit signs, cold calling & social media marketing.
