I always recommend people ask for a free cost/benefit analysis to determine if they will benefit from the study.

One of the main benefits of participating in the Section 8 program is knowing that the rent will be paid each month (or at least the Housing Authority portion of it) - Now that's gone. 

This is where I think offices can succeed bringing people back, if there are things on site that benefit all tenants.

You could also explain that keeping more liquidity helps you address any potential issues quickly, which benefits both parties.

It helped I got to work through the options myself, a job benefit maybe haha.  

We have seen properties for as low as $100k benefit from engineered cost segregation studies. 

We have been swept by the influencers touting the benefits of cost seg, so we are wondering how come nobody ever mentioned that it might not fully appy during the first year in service.You relied on two almost equally awful sources of information: influencers and IRS publications.

I also don't understand why you would want to tie up your cash so long without the benefits of owning the properties.The scenario of you buying a few now and the rest in a couple years seems to be the most appealing for you both, why are you adverse to that?
