I look for single family detached houses with 3 bedrooms and multiple baths, and adequate storage. 

Part of the reason why I look for 4-5 bedroom places that need some work, that way I'm not competing with the everyday homebuyer looking for a 3/2.

ARV for the property will be about 150k - possibly 170k if converted to a 3 bedroom which is an option I'm exploring.As they say, Thanks in advance.

@Kylie Gerstein I have worked for years in the group home space and 7 bedrooms would be ideal for many of these types of providers.

We finished the unfinished basement which added an addition bedroom and bathroom to the overall bed and bath count of the house.

I personally wouldn't buy a condo as an investment property unless you don't have a primary residence and plan to house hack it (e.g. buy a 2 bedroom and live in the unit and rent out the other bedroom).

Mean unit prices in the metro are as follows: studios $1,687, one bedrooms $2,168, two bedrooms $2,730, and three bedrooms $3,384.

I can't tell you how many properties have units easily convertible from 1 bedroom to 2 bedroom units, units with favorable dimensional standards which can boost rents with no photos to showcase these attributes, assessment square footage that is not correct,  upgrades not identified in the marketing materials etc.
