Kathy Hey Kathy, I want to say the Greater Cincinnati area as a whole, but specific counties include Hamilton county, Campbell county, kenton county (campbell and kenton are in Ky, Hamilton is Cincy).

I can see that in a fund environment but not on whole notes..

Ideally avoiding capital gains tax, we've owned it for more than 5 yrs & lived there the whole time.

I'm relocating to a new state next month and recently converted my house hack to a whole home midterm rental.

It seems if you are far away from this property then it might be a good idea to consider hiring the services of an experienced property manager who really could provide ongoing communication during the whole stay.  

There will be title issues, probate issues, original seller not willing to close issues, appraisal issues, hard money lender issues, family says grandma not in her right mind to sell at 50% discount issues, termite issues, foundation issues, structural issues, can't get insurance issues, I don't have any money to move out issues, or a whole host of other problems.Well...every now and then you find someone that wants to dump one and it is a clean deal and they think because they are not using a realtor, they're saving 6%. 

Several doctors and lawyers and other smart people literally crying on the phone to me as they realized their whole retirement plan was done and they need to work into their 70’s if they wanted to retire.

The cost was going to be $13,500 for the whole project, and the buyer nor the seller was willing to pay for it.

If I am willing to pay whatever it is to make the bank whole why would they immediately dismiss me?
