My vote would be to accumulate BRRR rentals.

In that period, I accumulated 104 apartment units and my monthly cash flow was in the high five figures.

If the property cash flows and you can get all your money out, do so.this way you are accumulating net worth and capital to eventually dispose of all your properties to get the one.

My thinking behind these questions is that I want to make sure separate my operating account from cash accumulation that I can then use for more property acquisitions. 

I am also a great believer in investing when there is distress and deploying capital when you can.If you are seeking out asset accumulation and equity appreciation over the long term then there are certainly fortunes to be made.
