It is designed for even PM's to go in and ask questions of other PM's about how to deal with a problem tenant or a specific situation.That being said if the question is posed in an "Investing" forum (or even general investing) then it is a perfectly acceptable answer because as stated if you are investing you are not "Land lording" and spending your time incorrectly as an investor.Just my 2 cents on the initial question posed.

There aren't a lot of syndications out there that would accept your level of investment in a 1031 exchange. 

I had to submit receipts for every dime (they won’t accept invoices created by me for time time) and it’s been two week and still haven’t heard back or received an update.

Going to see if my cleaner will accept that.

@Bob Gruenig If the whole premise for LLC is to meet the minimum funding requirement as an LP, then 1) you don't need an attorney, 2) reach out to a sponsor of the syndication you're dealing with and ask if they will accept a lesser sum.

I just email that list and notify them they I'm unable to accept their application because they didn't meet one or more of the following qualifications.

Stop trying to talk yourself into accepting a tenant.... if you have to do that, its the wrong tenant. 

No, so long as you don't accept partial rent, it's same process.

Some lenders might accept Airbnb/VRBO income reports or bank statements showing rental deposits, but this is less common.

That is what I've been told is acceptable.
