I’ve been down this road before, and I’d love to share some insights that worked for me and others I’ve helped over the years.When you start paying yourself, the key is to separate business and personal finances as much as possible.

I know i personally wont build anything with adjoining walls as the long term liability is to much risk for me.

Real estate courses and networking began for me in Summer 2021. 

That's when it clicked for me - that cap rates are more just a measure of risk.

I can't say enough about what it did for me to get starting as a Lender. 

In Las Vegas they decided it has to be away form others, have sound monitoring equipment, ban parties, AND it has to be your primary home that you live in WHILE it’s rented out .

For me, it all gets trued up after the first of the year.

So for me the decision was pretty straightforward, but it still required a lot of thought.It’s not easy out there these days folks, best of luck!
