I'm sure I will again at some point.I was asked a follow up question about the accountability groups and discussion boards, so here's what I added to say about that:  No, they were more not my cup of tea because that type of "positive peer pressure" has never worked as a motivational strategy for me.

You might also consider supplying some things in the kitchen like coffee, tea, etc.

Take a broker's license class to see if this is your "cup of tea".

I try to estimate consumables such as soap, shampoo, tea, coffee etc for 6 months quantity and stock the locked closet with that much. 

Some did read the tea leaves and saw the bubble was about to burst.

That bothers me, and it should bother you too.As for doing something about the situation, I do what I can. ... people getting fed up is what started the TEA Party.. you heard of them?

@Jonathan Tea for most of the routine maintenance things, they only need a handy man but they should have a contractor to handle larger tenant turn overs.

Not everyone's cup of tea, but I like the taste.
