I am going to be writing a full series on this but essentially my experience with the 203k loan has been a nightmare (my own fault and the GC).

@Derek Tonn, very much like the TV show of the same name, you won't know - until you sell.

I would be coming up with a new plan :)But if I was back in the day where it was just me (and I wasn't as spoiled as I am now with running water/TV/Internet and electricity, I'd have a cot up in a room with an extension cord running a fan so I could sleep.So it all depends on your comfort level.

I'm spending more time with my family and more of my free time working, instead of zoning out watching TV.

-Take photos of each and every room and additional photos of questionable items (TV is an old TV not a new flat screen, etc.). 

I think what's important here is whether or not the repair was a cap ex repair (full roof, full siding, furnance, ect) or a series of small repair (carpet in one room, paint in one room, light fixtures in a couple rooms).If it's a big ticket repair then it gets depreciated.

I was thinking can that entity for example be a Series LLC where each series is tied to 1 property and i would be able to add or subtract properties as needed?
