I get what you are saying about karate and fitness not really being a scale-able business model and being at barely breakeven levels for the owner.

Will it rent for a bare minimum $2000/month.

We barely broke even on that flip, mostly because it ended up taking more than 6 months than originally planned. 

and B) are there any other 1031 concerns we should be aware of moving this into an irrevocable trust? 

I would just love the financial freedom as I feel like my husband works 24/7 just to pay bills and we barely travel.

Usually in the beginning i was doing bare minimum pretty much to get then rented out which realistically most of them have payed for themselves.

Several years ago, I barely had money for food when starting out, let alone to wholesale.

Think of it this way:Snag a house in the hottest market in the country --> pain to finance (HML or otherwise) ---> can't/barely afford payments ---> try to hurry the fix n' flip process ---> make rookie mistakes under pressure ---> waste time, money and resources.Either your mentor is ripping you off OR you did not understand his system by asking the right questions.

I made a nice living for years buying and selling bare land.. no cash flow but no tenants to bug you either.. and less competition from others so we got some pretty nice returns on those deals. 

@Kash Jawed - barely even 2% price growth is just my research, but vacancy rates have gone down quite a bit ..
