Curious if anyone could provide rough cost to use when estimating for A/C replacement in Phoenix and Tucson Metros, ideally 3-ton, 4-ton, 5-ton replacement costs to account for varying home sizes.

I am a new landlord in my mid-twenties who just closed on a duplex in Ferndale (an area of metro Detroit) in early April.

My house is located in an appreciating area outside of the Denver Metro area.

I own and manage a single-family home and a 4 plex in Metro Detroit.

And I prefer tourism areas that have been doing this a while instead of metro areas that don't depend on the tourism for their economy. 

I did HOA's in Phoenix metro for a long time and was never able to find such a list.

My wife and I currently own a house in Royal Oak, Michigan (Metro Detroit). we have decent equity in the house as we bought it in 2017 and have 2.65% mortgage rate. 

They're all within quick commutes of these larger metros and offer value in a multitude of ways for renters and investors.

I have 12-doors there and lived in the Metro area from 2017-2022.
