Hi all, I am an investor and realtor from Calgary (originally Sask).

From Excel, I originally switched to QBO, but I had to do quite a bit of finagling to build it properly for my use as a REI.

The assignment did not release the original contract purchaser from liability unless the seller expressly consented to the assignment and fully released them (a novation, in effect)… which is not part of the fact pattern.So the agent is right.

Also---you need to make sure whoever did the rehab did it correctly (no point in paying a premium price is the work isn't done correctly)...lastly if you pay for a turnkey property...how do you know the tenant is paying a market rent and is a good tenant (credit score wise, payment history wise) etc?

I still made a ton of money net, from original cost basis to after splitting things unfairly.

And the surge in investor interest in “passive” real estate investments has given even syndicators with thin resumes opportunity to score significant capital from passive investors.

I’m originally from NYC and I’m currently working overseas for nearly 10 years as a Construction Manager and have been enjoying my time here as well as my family (and the tax benefits too!!).
