and trailer stolen, workshop robbed 3 times, business bank account hacked and Not Insured (w a bank name like C#@$e), hip replacement, Botched oral surgery for sinus cyst 3 times, So Far, that caused an infection that kept me from working most of 2024 and just now recovering.SO Fire Sale February for me But I’m too broke to finish a punchlist to keep rental certificate open on top of living expenses and cover unexpected bills.Seeking micro bridge loan in the $5-10k range to be repaid at sale of house.I have another small single family paid off and rents for $950 as well.Any advice or suggestions for resources Greatly Appreciated

Hi all - I recently invested after the suggestion from my family member who has been investing with them for about 3 years.  

And never let friends or family rent from you. 

Currently my husband are out of state investors with 3 single family rentals in KC. 

However, not one general location is going to help you determine whether it's a good market for multi family or single family etc.The one true way to start looking into a market is talking to an agent who knows the area.

In my case my bank asked for a few monthly checking account statements so they could see my spending habitsThe gift of giving- A few months back a co-worker was looking to purchase a home (not for investor purposes) and they received a "down payment as a gift" from a family member.

He actually already locked up a subto deal and is looking for a buyer to help the family avoid foreclosure since they are in a bind.

Generally that means a separate bank account (no co-mingling of funds) and you are following the operating agreement, which could mean a meeting with annual minutes or showing that a vote was documented on decisions that require a vote as @Justin Polston noted.IMO LLCs are completely over-sold for single family.
