if the wholesalers actually follow the law and make those disclosures and the sellers are not completely devoid of real estate knowledge those who wish to wholesale are going to spend a bunch of money only to lose the deals in the 11th hour. 

You can achieve so much more by collaborating with people who have more knowledge and experience than you.

One thing that I've found on BP is that there is a very fine line between "do it yourself" and losing one's behind because of a lack of knowledge.

I don't know much about mortgage notes nor would find the time to become knowledgable enough to invest there, thanks for the suggestion though!

@Paul BogardTo rent out multiple bedrooms in Philadelphia, understand zoning regulations, consult a knowledgeable real estate agent, hire a property manager, and consider multi-unit properties, student housing, and co-living spaces.

Really puts into perspective my strategy given my current situation.I will continue to accumulate capitol and work on my skills/knowledge for when i will embark on my rental real estate journey whether it be here (if i stay longer than anticipated) or when I come back to the US once my contract is completed. 

Part of the “dream” of financial independence doesn’t have to be quitting your W2.it can just be the knowledge that you CAN quit should you decide to.
