As someone who has read Harry Potter, it seems the best way to get the attention of the landlord is to send a scary looking giant to their home residence with a kindly worded letter.More seriously, I was on the other side of the coin previously where my wife put the ads up under her accounts instead of mine, so I couldn't check them without getting on her phone and I was inundated with people looking to see the property (probably 50 over a 5 day period) and was trying to send semi-personalized notes to each one--and it all ended up being too much to handle and I ended up ghosting or not replying to many people after I found an applicant. 

For example, the signs of the 2008 housing crash were all over for everyone to see but many investors were blindsided by their "following the herd until the last minute before the party ends" kind of strategy and lost everything as a result.

Socially awkward but need support.

**Inconsistent Support:** A major downside is the lack of consistent support from marketers.

I think it's not only reasonable to take those issues into consideration, it is both kind and loving with regards to your children.

What kind of improvements are you making? 

I'm kind of thinking the buyer represented themselves and acted a bit innocent. 

If your numbers are solid, you might even be able to cover the monthly payments out of the rehab budget.This kind of setup works best for properties that need significant rehab, and you need to be confident in your numbers and your ability to get the work done. 

So thats kind of the standard operating procedures in those markets and nothing really sells for full list price..

In our limited experience being on our own, finding the deal of course is the hardest part and is definitely a “it’s who you know” kind of deal.
