I've read probably about 15 books so far on real estate, or related material and the best one for me has been "Millionaire Real Estate Investor" by Gary Keller.

A lot of big ones like Keller Williams have very extensive training programs that will help you out.

Usually agents do not understand lease options, land contracts, seller carries, and are afraid that their client (their commission) will be lost.A good book under difficult times is Shift by Gary Keller, Keller Williams.

I'm a newer agent myself but I'm currently under contract with Keller Williams OC Coastal in San Clemente and they offer some pretty solid training/educational opportunities (Jeff Stearman and Karyn Sontag are big on training and career development) and they have a number of agents that are rockstars (Kai whose last name escapes me at the moment comes to mind first) when it comes to investment properties. 

You should also get a copy of The Millionaire Real Estate Investor by Gary Keller.
