And regardless their "alleged" good tenancy in the past, you are not obligated to tolerate a delinquent renter.  

Tenants will call you complaining that the maid didn't come, didn't clean good enough, took too long cleaning, forgot to vacuum, spilled something on their floor, messed up their vacuum or broke a vase, moved the stuff off their counter, allegedly stole something, etc.
