For example, buy properties with a 10% return, and you will have 2500ish to reduce that $5K expense a month; then you can save more money quicker, gain more skills to increase your active income to pour into LTRs to get that ROI up to quit your job in 1-2 years.

I took that and poured fuel on the fire, went from spending 10K-20K a year to 100K a year on tax liens and started attending more local tax sales, couple years later I was selling multiple properties a year.

I couldn't imagine managing a property from out of state unless you had an extremely strong team of people in your market to help with showings, inspections, repairs, etc.

Can you imagine a scenario where this does not bleed cash?

I respect your personal choices, however I can't imagine ever going to somewhere like Montana and making the decision to stay in a hotel over a cabin rental.

Imagine flying into a market to put your eyes on all the properties you want to make offers on, then making offers, and all your offers are rejected.
