We use Haven Title (the owners are heavy investors) but we also like Old Tampa Bay Title.

Didn’t know taxes would be that much seems pretty high even for me here in the Bay Area most of my homeowner friends pay less in taxes yearly even on million dollar homes..

I just had a refi appraisal come in above all but one comp, within 1% of what I was expecting, basically on the money, in the East Bay Area.You really have to walk the appraiser through every single update and hand him or her a CMA to have the best chance possible.

@Chris Mason funny, when I'm traveling out of the Bay Area now I generally just say I'm from the North Bay Area because I get the same response - everyone thinks I'm from the state of Nevada when I say Novato.Thanks for the info. 

In my day our investors that were funding new origination's for fix and flippers in the bay area this was very passive.. 

Its not easy in the Tampa Bay market.
