Typically you do not need to give 60 day notice, more like 3 days....law says one thing, but judges may not always follow the law, so I say send it to the tenant, send another certified with return receipt, AND post it on the back the of the front door or give it to them in person.   

Spending as little time on each door as possible.  

Hey Abass, I was raised here in Columbus, Ohio and have 4 doors here.

Normally those who invest in these neighborhoods are hyper focused on completing the BRRRR method, cash flow or acquiring as many doors as possible.  

Owning 25 doors, I interview all my tenants, just like a job interview.

I see 300-500 per door monthly with an investment of around 20k. 

The lights start flickering and we hear another door slam somewhere else in the house.

The 4.5 approx acres next door would be an additional cost (not owned by me at the moment.

It's embarrassing to get a call from a tenant about a foreclosure notice being posted on their door. - Due to all the EXTRA handlholding with the tenants in these circumstances, we either terminate our management or require a higher monthly fee from owner.If you are a PMC reading this and you do NOT have these checks in place for new clients - the market slowdown is going to cause you a ton of headaches with desperate owners dumping their problem properties on you.
