Today, 3 female students (college town) looked at it with their moms, loved it, and said "we'll take it". 

I don’t like giving money to large corporations, such as red Cross or female simply, because only a small portion get to the people that need it most.. are there any reputable nonprofits near the sites that most need help that I can trust with my donated funds?

She's (assuming female here) likely done hundreds of closings and when you ask nicely will help you along. 

As I am a young single female, first time home buyer, AND first time landlord, I am seeking some advice on how to properly screen potential tenants/roommates.

For example, you could discriminate and allow only Buddhist females if that were your preference.

Also, because it's shared living, you can choose all female roommates (for example) and not worry about violating Fair Housing Laws as a landlord. 

However Just last week we got anonymous tip that the female half of the couple Wasn't actually who she said she was And that she had used her Mothers ID And had her mother's information on the contract and the background check.

(The tenants are male, female and baby who occasionally have a guest staying the night).

I have a female tenant that calls my wife Hon.

I don't think its related to the caller being male or female but I can see how it could be seen that way.
