I assure you, I’ve been around the block a few times—though not quite as many times as I’d like when I’m out running errands!

I know I need to find a way to start taking action but don’t quite know what that is right now, I’d love to get some feedback/thoughts on what those next steps should look like. 

I've already got:- Signed lease-  Five Day notice to pay or quit delivered by the Sheriff- Tenants Rights and Responsibilities Acknowledgement form signed by tenant acknowledging receipt of legal aid info.- Rent Ledger and payment history from the online payment service to track rent payments- Email correspondence between Landlord and Tenant regarding rent and maintenance on the property.Already had the hearing where the tenant showed up and disagreed that they owe rent. 

You are in quite the predicament.

With rents cooling off, some landlords are becoming more desperate to fill vacancies and may be more inclined to approve tenants who don’t quite meet all the usual criteria.

Also with stucco siding tile roofs No major weather issues desert landcaping etc etc.. maintenance is quite easy and very cheap compared to other areas of the country.

External is usually where they want to approve the color of the house, types of materials, roofing, landscaping, driveway condition, etc.

We have quite a few clients in Ohio. 

Since, it's a new property maintenance is quite low and wondering if relying on Equity and Appreciation of the house over long term is right way to go?
