Feels like the most straightforward plan to get from point A to point B and sometimes it pays to KISSAcknowledging that I don't know all the numbers you are working with, but if each deal costs an extra $3k-$5k, but because of the efficiency of DSCR loans and the ability to ignore your DTI, you could maybe squeeze an extra deal or two a year in? 

There might be Some exceptions such as you did a bunch of repairs/improvements which increased the value of your home .

Local knowledge can also improve investment outcomes.

I wouldn’t invest too much in old technology right before demand creates improvements. 

Out of state is less capital intensive but will be more energy and time intensive to find contractors visit properties etc.

People think it's so easy to just find a deal that when improved, is going to give you a 25% equity position so you can get all your money back when you refi.

Now I know better and my critical thinking skills improve too!

You need to do renovations, improve the property, and drive up rents.
