I looked into lending to myself at market rates, which seemed appealing, and doing deals from a self directed IRA where I would have to make sure it was 100% disconnected from me, and the IRA was the only one benefitting.

The likely issue with tackling one unit at a time is unless the house was originally built and wired as a 3-unit, you will probably disconnect one old circuit and it will disconnect 2 outlets in unit one, 3 lights in unit two and half a ceiling fixture in unit three.

Depending on how bad is the foundation state (how many inches you have to correct), is very possible the sewer line will disconnect/break in the horizontal portions.

If you turn breaker back on, disconnect the t-stat & the fan still runs with no heat or air conditioning (while t-stat off wall) then it's not thermostat related.
