Over the winter I spent just under 2K for labor and around $500 for material (new fixtures, new toilet, new vinyl flooring, wood to replace the floor).The bathroom was a mess.

By adding tile floors, new cabinets and counters, new fixtures, new applicances, I think I should be able to get $1900 for rents no problem.I have not done a renovation of this scale, so if anyone can recommend contractors in Honolulu, Millani, Kailua, or Oahu in general that would do this kind of work, please do here or PM me.Also, I have no idea if I am able to write most of this off as repairs, or will I have to amortize the cost (not favorable)?

The entire apartment is now primed with oil base, backsplash is up, all that's left is patching/finish paint, and installing all new fixtures throughout (lights, fans, toilet, switch plates, cabinet pulls, etc)Total renovation cost up to this point: $3800

They are totally trashed the interior of the house, knocked holes in the walls and stolen all the fixtures and copper piping.If the property does have a remaining redemption period I would not do any repairs to the house until it expires.

Literally a foreclosed nightmare: busted holes in the wall (even a section of a wall is missing), previous occupant took all the light fixtures and even a bathroom sink.
