The market does get affected by trade talks between the US and China because the results of those talks could impact the business metrics I mentioned above.Sometimes Wall Street does get emotional and trade based on those emotions, even though fundamentally, the economy has not changed.

(I have no W2s as I am working for a foreign company in China)According to my understanding, investment property mortgages require a minimum of a 20% down payment up front which is fine as I have already managed to accumulate a down payment somewhere in the ballpark of 50-60% of my max budget -- my questions are: Would it be better to take out a mortgage for the remaining 40-50% of the cost and pay it down with income over time, or to just save up the remainder and buy it outright?

And when I got started, actually 25 years ago, it was possible because houses were 50K in bad shape where I live, so I happily did business right in my own neighborhood until China took over California and Californians began to invade Arizona, upbidding everything on the market in a buying frenzy and inflating prices so it was no longer possible to find anything worth renovating, (Come on, we ALL know that is what is happening but no one wants to admit it.), so I went to a less expensive state and renovated and rented out 3 more until now the infection of greed has taken over that state as well.
