They are a good carrier and can be competitive, but in the last year they have only won 5% of the time compared to the other carriers out there.  

If the city comes back with a bunch of code upgrades that you did not plan on, that could quickly eat up all your margin.Most insurance carriers will not pick it up a fire damaged property until the fire and water damage is remediated and the structure is stabilized. 

Also, I was a little confused from your post about exactly who owns the cabin, but if it's more than one person, and more than one person would be in the LLC, you might have an issue finding insurance for the LLC, since some insurance carriers will only write a policy for a single member LLC (at least here in my area).

Mail carriers know the vacant properties and can be a good source of leads.

When I moved here from NYC I changed my phone carrier, another credit check, I opened a credit union account, another credit check, I think you get the idea. 

My first insurance carrier (USAA) limited my standard fire/liability policy to only 4 properties so I just went out and picked up a Liberty Mutual policy for the remaining 4, but now I'm in the same problem since LM won't insure more than 4 either.

This is not just my personal policy; it relates to what my insurance carrier deems high risk. 

It looks that not very many carriers will insure in that area.

In my case it was Bryant AKA Carrier and I couldn't buy the parts anywhere.

My problem is that i cannot find an insurance carrier for Landlord Insurance.
