I agree with Kyle , I go the  neighbor hood call for rent signs ask what the rent is, make sure it is close to the same house  set up ,I also talk to other land lords when possible

Well I have HML experience in Memphis for years and know it fairly well. he was paying 10k a door and its half vacant and boarded.. but he goes on to tell me the old owners did not know what they were doing they were running it like slum lords etc etc... against my advice he buys the thing for 400k and is telling me he is going to put in a B ball hoop new BBQs a play area etc etc. make it really nice.

While I am not a professional or even an investor, I have found that I only need the Lord's help and it will come to pass.

Hello everyone, I have just moved my business from Long Island New York to the Great Sarasota Florida. Looking forward to meeting and connecting

"Slum Lord" took on a new meaning for me in the last month when I encountered the landlord of some units who didn't do much fixin' and did lots of bossing to his tenants while we were there - like he was indeed their lord.  

Example being since you are a college student with a flexible schedule, run errands, do minor maintenance, or help an experience land lord in any way possible especially if they have a full time job.

I am a man of faith, I believe in God, I believe Jesus is my Lord and Savior...and I believe we all have a purpose in the earth, to help each other be the best we can be in all areas of our lives.Sorry to be going off topic and rambling, but in a nut shell, this is who i am..be blessed
