It's hard to know if it's a good deal without understanding your investment criteria and the analysis of the property.

There has been so much AirBnB panic over the last year and a half, yet I have not experienced any of it personally, actually the opposite.We changed our pricing strategy for 2024 based on some market analysis from the previous year in an effort to increase lead times, average stay, and ultimately revenue. 

I believe you would look at market analysis of what tenants would be in each of those scenarios and compare the proforma on each. 

Also, I highly recommend doing an analysis of how much you stand to make with and without property management, then see if the difference in profit justifies the risk.

A self analysis of these items should help you decide whether it makes sense to proceed with the improvements or if perhaps you are better suited selling the building as-is and re-invest your capital and time into projects that better align with your core competencies.

@Alex Chau - All my analysis says that everything on the market is overpriced for me - your levels might be different.

I get way too many calls telling me their friend told them to invest in a certain city or neighborhood, but they haven't done any analysis or put any thought into it.Seeing some of your other responses...Austin will be very hard to make your numbers work. 

I would highly recommend to consider it and include it in your deal analysis for potential properties.
