I think this is a calculation a lot of homeowners are making right now--especially if they have a low interest mortgage, equity, and their house will cashflow as a rental.The choice is a personal one of course, but I think your future self will thank you if you pull out some equity from your existing home with a HELOC for the downpayment on the next house and a cushion renting your current home, use a property manager as you have other things to do, and buy the next house and do the same thing again.

I don't have an answer, but now I'm following this.

Make sure you get that landlord info of the housing before the one they are in now.

Until now I've focused on distressed single-family and small multi-family properties for rehab into rentals (BRRRR).

And how much equity is built up in the property now?

We're balancing areas that will see some development for appreciation, while also being decent enough to live there now and attract desirable tenants.

If the zoning map was altered where all 2-4 units were now RT-4 then developers couldn't just tear them down to make SFH and building owners wouldn't need to fight the city to increase density. 

For now, my immediate goal is to pay off all of my credit card debt (should be accomplished by February 1.), and continue to educate myself on NOI, Cap rate, cash-on -cash return etc.BP community, I am open-minded, willing to take initiative, always willing to be taught something new, but also ready to share any experience or knowledge I have that can help someone else. 

I've done these for 5 years now and the fund gets audited every time - knock on wood the outcomes continue to be favorable.
