fellow NJ investor here, I've been looking on expanding my portfolio.. researched columbus for a couple of months, but couldn't find "great" deals, unless it was in class C or lower neighborhoods. 

Schedule C if you a sole proprietor) & you do not have any full-time w-2 employees (i.e. working 1000 hours or more per year) working for your self-employed business or otherwise.2.

My gross rental income looks pretty impressive and here I am working my W2 job, to say nothing of the losses incurred each month on my Class C Indy house.

@Conrado BalicustoMy thoughts for you…Long term holds are much less labor intensive than short term rentals.Cheaper C class rentals will let your investment funds to go further than buying A class properties.

I know they're selling some new construction quads in the Mandarin area which are in a pretty solid B/B+ area and I think they have some quads on the westside too, probably more like a C+ area but I haven't been past the property in 2+ years so it could've changed.

The rents are still close to the 1% rule - mainly seeing this in C location multifamily in Columbus
