I have my team enrolled in the following training programs:1) Cardone University (20 minutes a day)2) Acquisitions workshop with Biggerpockets own Sterling White- (1 hour a week we go through cold calling techniques with the VA by which improves their cold calling and handling objections through 13 weeks.3) We also have weekly staff meetings where we go over hurdles that they might have encountered during the week with potential sellers.

It is almost 4 acres with a 3100 sqft house, 1200 sqft garage and 1500 sqft workshop.

We also found a number of factual errors in the appraisal -- wrong number of bedrooms, wrong number of fireplaces, a stand-alone workshop that was missed altogether, etc.

There is a 25'x50' workshop that is also trashed.

I purchased another on almost an Acre of land with a detached garage/workshop I will be converting to a ADU 2bed 2bath this June!

During our meeting, we touched upon his having attended a guru workshop (you'd know it if mentioned), paying tens of thousands for their advanced blah, blah, blah, blah, BLAH!

You can do that by:1. read books2. read blogs on BP (I have a blog here as well, though more focused on passive investors in syndications)3. go to conferences or attend workshops that teach how to invest in multifamily (stay away from the glorified sale events)The reason why brokers don't return you call is probably because they "sense" that you are making you first steps and don't know if you are a "closer" so they try to spend time on buyers with high likelihood of closing.
