They are pretty much wholesalers, cash or hard money almost exclusively, and a lot of buyers have an. offer accepted sight unseen.

@Parker PattschullI would never trust website contact forms as 90% of them are faulty and never make it to where they need to.

The fees and conditions also can differ a lot, so you should try figure out first what kind of apple do you want (DP, LTV, rate) and then bring them to an apple-to-apple comparison to see which one gives you what you need for what cost (instead of accepting all the fruits that are on display from each different DSCR provider).

I was going to use the “find a lender” feature on this website but I’m Canadian so it doesn’t look like it’s open to us. 

This can be a city or neighborhood.We manage a lot of Class C properties in the City of Detroit, so previous evictions are common.We typically do NOT allow within the last 3 years and we want to see stable employment, income and no other major credit issues since.For Class B rental we're looking for no evictions in last 5 years.Class A, would be at least 7 years.Of course, there are exceptions to all of the above for extenuating circumstances the applicant is willing to provide acceptable documentation for.
