Once you have an idea of what is going on then you can decide if it warrants getting the insurance company involved.One thing I have learned is make sure you have an LLC and an EIN number.Only give your insurance company your LLC EIN number and never your SSN.I had a friend that had a fire in an unoccupid rental property.

The reason is that some banks are going to want to see you own it for a year before refinancing, especially if you're using a new appraisal.... they are going to want to see either what you've done to warrant a higher price, or have enough time to buy to blame a higher price on appreciation.As far as LTV.
