I have a package that I am trying to unload here in Detroit.

I worked for a building supply company stocking the warehouse, filling customer orders, driving trucks to deliver lumber, shingles, and sheet rock.

I buy returned flooring bundles from lumber liquidators to save TONSask for 'all the money, all the time'. a PM might be inclined to place the easiest tenant, when in fact they should be finding the most profitable tenant.

I had landed this deal by sending out some direct mailers a few months ago which put me in contact with a somewhat motivated seller who had multiple properties that he was trying to unload.

Where I am based it is a more affluent area and I think people are not motivated enough to unload their properties at a discount.If you are a realtor then some of the contacts can turn into MLS listings but even this was difficult, very competitive and proved unfruitful.

Recently my team unloaded a 5x5 unit and when I spoke with the on site manager of this 600 unit complex he had 1 open unit, the one my team and I just unloaded, 100% capacity and its no the busy season yet. 

A $37,000.00 markup nice.I ended up looking up several more properties on their web site all with the same story, Huge markups and all vacant… …..and something else, all of them where sold by the same realtor, another hmmmm……and most either being purchased by or unloaded by a company out of Marietta, GA called “Allied Claims Management”.

I sometimes let them use my accounts at the hardware store and lumber yards for materials, but they never ask for money up front anymore.

For motivation/incentive, add 1k substantially done with penalties for missing deadline.On timelines, I believe start to finish, it is a total of 4-6 months, 1 month acq, 1-2 months rehab, 2 months to unload.

I also put glue on my lumber before I shoot it to the wall.
