Where I am based it is a more affluent area and I think people are not motivated enough to unload their properties at a discount.If you are a realtor then some of the contacts can turn into MLS listings but even this was difficult, very competitive and proved unfruitful.

Recently my team unloaded a 5x5 unit and when I spoke with the on site manager of this 600 unit complex he had 1 open unit, the one my team and I just unloaded, 100% capacity and its no the busy season yet.

A $37,000.00 markup nice.I ended up looking up several more properties on their web site all with the same story, Huge markups and all vacant… …..and something else, all of them where sold by the same realtor, another hmmmm……and most either being purchased by or unloaded by a company out of Marietta, GA called “Allied Claims Management”.

For motivation/incentive, add 1k substantially done with penalties for missing deadline.On timelines, I believe start to finish, it is a total of 4-6 months, 1 month acq, 1-2 months rehab, 2 months to unload.
