I have never invested in real estate, and if I get Europe, what do you recommend I start studying (legalities, policies, trends) and where can I find the necessary resources/education to prepare to look for deals in Europe?

Perhaps you are getting the California "discount"I may be missing something, but from the pictures the shingles look to be in good shape.

Recently, I've seen Brian encourage lower priced listings, and with increased competition, I think that trend will continue, especially in a slower economy.

Set up an LLC on the front end and make sure your lender knows your intentions to purchase the property using the LLC, and you'll be in good shape. 

People buy after the trend starts.

On top of that being that the property was occupied (delivered vacant) it was in great shape and didn't need that much work to bring it up to market standards.

Finished one of the bedrooms that was in dated and aged shape.
