Run, we just did a full gut, 100% replacement of all drywall with tape/float and texture for $7,700 with material included on a 3 bedroom two bath 1,400 square foot house just a few miles away in Seguin.

I have a 2 year old installed fan now that seems to have vibrated the ceiling and the popcorn like texture ceiling has spider cracks.

When he was done, the debris from the fix was on her shoes/house plants. 

The agent and google specify $5k but with 3 acres to plant, it is hard to believe.

If you are planning to go that route @Kevin Sobilo is right to say do all 3 refinances at once so you can get the low fixed rate instead of the Adjustable rate HELOC.Good eye for trying to get in the area prior to the plant being built there. 

New floors, new windows, exterior window trim, fascia, soffit and porch rail paint, new counter tops, kitchen backsplash, new light fixtures, interior paint, new HVAC system, new attic insulation, new water heater, washer and dryer, and finished out the lower bonus room with sheetrock and texture.

My job is to plant a seed, and help show them what I view as most similar comps based on logic.   

For accredited investors (though not all deals are limited to accredited investors), it's nice to plant those investment 'seeds' across multiple markets, in multiple sectors, getting the upside of appreciation/depreciation/tax advantages/distributions that real estate offers, and passively doing it via syndications is a model that works for many.

We are also thinking about looking at properties in Hardin County as potential rentals because they’re going to build a new electric car battery plant, so we figure more potential tenants!
