Does the notice have to be notarized or certified or can I simply email a DocuSign or sorts? 

I have a $90k heloc on it can use also use for flips, etc. but thats more temporary cash out that I only pull if plan to repay.

I actually just emailed someone about title insurance and waiting to hear back if they can help.

So, I call on the phone, get instant results, or I send an email and I always get an email back a few minutes later.

I generally let tenants know that if they want it, there are services they can pay for, where they put the data in, and then I get sent an email just confirming the data is accurate. 

And not just email communication, phone, if they call, answer.

I do believe in trusting your gut too - and my gut was screaming "no" to the salesy pressures from day one (texts and emails that we need to look at properties urgently, that two are already sold, etc.). 

You get distracted and wait until 7 days before closing to ask for the payoff letter because that's plenty of time to email over a pdf, right?

@Jeffrey Zhou What you are describing is that DBI receives an anonymous complaint and sends an inspector who subsequently issues you a Notice of Violation (NOV) requiring you to abate work done without the benefit of permits.So in that situation, if the work to legalize your unit is significant enough to create a habitability issue you may need to perform a just cause eviction (temporary only) that allows you to displace the renter in order to perform the capital improvement work.
