Michael summarized it well: "This scenario gets a bit more complicated"...The reason most FHA-subject threads are written asking how to refinance OUT of FHA, is because unless you have at least 20% equity, you'd be paying an additional Mortgage Insurance (an extra 0.85% interest rate) for the life of that loan. ie.
