In my area it is difficult (not impossible) to purchase MFH and make it work long-term, as suitable properties are in high demand and bargains are not to be had.

These are the properties that are most suitable for a first deal, IMO.At this point, at the height of a market and with interest rates ticking up slowly over the next 3 years, I wouldn't bank on natural appreciation. 

We most likely will need around 200k to develop the land before it is suitable to sell.

@Joe Villeneuve not sure if you're familiar with the New York market, particularly lower Westchester but would you say that this strategy wouldn't be suitable for this market?

In this case, since they had access to free suitable soil, the excavated down some 18' to good ground (turns out the spot where the house was placed was a spoils pit at some point past) and placed compacted lifts of suitable soil to get it back to the intended elevation.  

I am way too far from Poland to make this deal work, but from all the data I have, it has to be an equity packed cash flowing property suitable to hold in ones portfolio.What are your thoughts or suggestions? 

It is suitable to live in permanently it's just that the advertisement calls it a cabin and I don't know what differentiates the two.

Unfortunately, I'm going to have to return to the corporate world for a while in order to fund the project - unless a suitable opportunity with an Austin RE company/investor presents itself, and allowing me to stay full-time in RE. :)
