For the skeptics who say the region is disjointed and too competitive, this not-for-profit is an attempt to improve the situation.The association has started working with the Pocono Mountain Visitors Bureau who is recipient of significant sums to hotel tax money to boost tourism and the bureau has pledged to support STR as witnessed by their marketing dashboard on the PoconosMembers of the association value a thriving vacation home rental industry in the Poconos that strengthens the regional economy and maintains the character of vacation home communities and nearby neighborhoods.

Fun times for us until as stated refi market froze up like antarctic.. we are now in global warming so refi's are while not as easy as then at least for WELL qualified borrowers they happen every day now.. which is a great thing and has strengthened the markets and created some appreciation as well.

Having said that, I definitely create annual meeting minutes for my LLCs for the following reasons:1) it's fairly straightforward to do2) it shows that you are following corporate formalities which strengthen the legitimacy of the LLC 3) it makes it more difficult for a creditor to 'pierce the corporate veil' meaning the creditor argues that the LLC is really just a proxy for you and thus tries to pursue you personally for damagesI also recommend that each LLC has its own bank account and that funds are never mixed between companies.Hope that this helps!

@Jon KlausWith no signs of anything worth buying on my immediate horizon, we will continue along with our list of small projects which have been deferred over the past couple of years due to more "immediate needs" - like replacing the aging sewer main in our 6-unit and removing the final bunch of trees damaged in our summer of 2014 hurricane {we felled eight last week}.We've also been strengthening our balance sheet this year - portfolio LTV fell below 60% in the spring and should be right around 55% at year's end - and pre-arranging access to that equity in the event we do find a 20 - 50 unit building meeting our criteria.

I also made some hard money loans whilst I was in BC and that was great I not only made my 15% interest but the Loonie strengthened against the dollar and I made money on the exchange rate.. it was then when I could see how currency arbitrage worked it was an eye opener.. but so was loaning money in BC... not like the states if they don't pay its not as clear cut in the foreclosure aspect.... had I known that going in I would never loan in Canada...
