I have a property management company that will take care of it, but I want to make sure I have enough info to steer them in the direction I want to go.  

I could use some help from the BP community to steer me in the right direction. 

There could be a possibility of increased cash flow.There is also a possibility to fix it up over time and build more equity.Con:  The tenant occupied may require more maintenance since it's already occupied and who knows how well it has been maintained.Regardless of the choice the tenants will need to be screened thoroughly.Good tenants = less headachesRental rates in the area-  check to see what the going rate isLocation-  a bad location will be difficult to rent even if it's fully renovated.The numbers won't steer you wrong. 

Also, I'm pretty certain owning my own business is the only way I will be happy - I'll never be satisfied if I'm not sitting at the table when the 'big' decisions steering a company direction are made. 

And you steer the conversation so they realize they're actually ready now (or soon).

The reason I ask,is that most if not all of these folks that comprise these teams have a lot of experience, knowledge and insight that might be able to steer you in the direction you seek ( a contract). 

Don't let the goofy name steer you away. 

Several stairs have lot of dirt or discoloration from use, making them look ugly. 1 bedroom has large stains and other bedroom 6' stain but very bright.Landlord feels this will steer potential buyers to thinking of replacing carpets vs had stains not been there or minor, resale value could have been better.

Take the time to start off right.Once there you may find that multi units are available and you can steer away from the riskier single family investing.

She steered me clear of some areas and looked for places that she thought would appreciate in value in addition to cash flow.
