I ask because most who write similar posts on BiggerPockets are unable and I am sorry but  "A unique blend of benefits that are favorable for R.E investors who are sole proprietors" sounds like something a  fear mongering asset protection company will tell you before upselling the expensive and unnecessary asset protection product.

Sounds like a scam to me.

But i was looking into taking one for a rental and it sounds thats deductible, which i then saw info where it sounds deducting from primary works too.

You’re going to want some kind of “official” to declare she is of sound mind to sign such a paper. 

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.
