The current tenant (mom and two kids) is a smoker; first smoking tenant.

I have grilled the post office about adding a separate mailbox for say management.

They are heavy smokers and they go out onto the 2nd floor deck and throw the butts on their wood deck and on the cement patio below.

Homes NEED to be done really well, like professional level decorating, amenities that guests want (think hot tubs, fire pits, outdoor kitchens, access to grills etc).

In summary, your renovating way WAY wrong, you got a flame-thrower to start a webber grill.

I knew that one of the 3 applicants was a smoker. 

However they did have a lot of the same amenities as STRs that are almost unheard of in hotels such as kitchens, separate bedrooms with a shared living space, grills, private outdoor space, etc.
