There is no number to plug in here- every deal stands on its own, and how well things get done sit square on the shoulders of who ever is quarterbacking the project.

From what I have seen with close acquaintances' ownership of duplex in Breckenridge, the high season can make up for the lull of pricing and increased vacancies in the shoulder seasons.

You probably will find a cold shoulder from the commercial brokers.  

So on its face they would like the deal to work so they get a pay day but at the end of the day if it does not ... they just shrug their shoulders with an Oh Well and sorry poor seller that I tied up your home with no real ability to close etc etc.This type of behavoiur is probably one of the reasons the banks and other sellers are going to demand much higher EMD .. so in the end its the very people that do not have any funds or are not willing to put their own funds up that are creating this higher EMD environment and they are shooting them selves in the foot with unintended consiquences.

The knowledge that you have learned in those classes puts you heads and shoulders above 90% of the investing public and you should use your knowledge to your long term benefit.

It'll be good to see to look over the shoulder of an experienced investor-friendly contractor and see how they evaluate properties and calculate repair costs.

Watch and learn. you put 4 12' 2x4s on your shoulder and walk in a framing job and turn around very fast you'll smack someone in the head, carry it low in front of you so you can see both ends.  

If anything happened that ended up not being a perfect day I had a chip on my shoulder  the rest of the day.
