Hoping for good neighborhood, good schools to attract low-maintenance family tenants. 

Kids are out of school and people still like the beach, even during the hottest months and even during Hurricane Season. 

I'm looking for neighborhoods with a strong real estate market, good schools, and a sense of community.- Neighborhoods to Avoid: Are there any areas that I should steer clear of due to high crime rates, low property values, or other red flags?

I totally don't mind investing in systems and know-how, and really liked the presentations and reasoning of their model, but the guy who called me on the phone was from the Negation School of salesmanship or something, wasting far more time than is polite in an effort to prove to me that I'm NOT a good fit!
