Over the past 6 months, I've seen a "SIGNIFICANT" increase in ROI and REALLY BIG equity gains in the areas I serve and buy, due to the epic buyer's market we are in. I'd like to know where the other really big markets...

I will not expect it to match my usual return.

My point is cash flow is only one source of return on RE and in my opinion the least desired because it gets taxed annually.  

It's still a good market for long term rentals but the returns are not what they were 10 years ago - but if you can get past overly optimistic suggested ROI, it's a really solid market.

The numbers could make sense if you do STR, but it's still tough because the pricing for multis is high and the long-term rental return isn't that great.

If you are always giving away something valuable (information, time, resources, referrals) and not asking for anything in return, you will get plenty.

Seeing 9-10% return On Paper, I couldn’t help but connect to the long term RoI of stocks.

As mentioned, it is virtually daily that there are posts that seem unlikely to have any path to a return that warrants holding the RE.i wish everyone be thorough and cautious in their underwriting.  

When you deliver on your promises and provide exceptional returns, investors naturally want to share the good news with others.

However, you'll minimal capex/maintenance/vacancy and the overall return after 5 years could be very strong.
