I have a list of all the work completed, the amount we have into the project, plans, renderings, and a presentation of where we are.

our current lot only has a SFR (COO pre 1978) and an unpermitted basement (within footprint of building) which we want to legalize.if you are open, i can message you some renders/drawings of our lot to help you visualize better.

Disagree all you want, but my state at least says any services rendered to another person that denotes knowledge of the law constitutes practice of law, and the preparation of forms or provision of forms in contemplation that they be used specifically equate to the practice of law.

Perhaps if you press the point of unsatisfactory services rendered they might be more disposed to a waiver?

Here we go: I am building some town homes, I’ve gotten the rendering done, blueprints and now I’m vetting out GCs so my question what do I need to be doing from here as far the city, the general contractors and other consultants?

For me this renders the search function almost unusable :(  Please bring it back!  

It is a little bit different for commercial but from what I have heard, at a minimum, you will need a pro-forma (financial projection) and schematic design or rendering to point to.

Even when a phone call will render better results, many investors will opt for direct mail, because a phone call could be “uncomfortable”.
