I ended up speaking with the mayor she informed me that after they started sending all linndale's speed trap victims to parma court (giving linndale a way lower % of the money) linndale's one building inspection employee quit so there was no longer longer a p.o.s.

The home can be installed many way (tied down, stem wall, piers) and is built to the HUD code (which is actually harder than conventional built homes - must withstand wind gusts (speed based on area) for up to 3minutes straight where conventional is 3 second bursts (like a hurricane with asthma)).Once tied down, the home is overseen by DMV unless you pay to turn it into Real Property.A Modular Home is built to DCA code (same as a stick built home) and is usually removed from the metal frame it is shipped on.

Depreciation is also an "after the fact" recognition of the expense, when you SHOULD be reserving for it in advance by dividing the cost of a new roof or mechanicals by 15 years to get an annual "charge" that you are setting aside (or more if the items are already fairly old when you buy).Not saying those you know are fudging the numbers, but just be aware that there is an understatement bias on the part of the typical investor.All that said, you have <1% prop taxes and are in a high rent range in a generally good area with good tenants, so based on this I think I could rationalize 45% for vacancies/expenses, or perhaps just 30% if doing the management AND leasing.

Add 4k per month of my own money to the payments.As you can see each property gets paid of at an increasing rate.MY QUESTION: Will paying off other debt and using the extra money for investing slow my progress or speed it up?
